4/2 located on the Eastern side of Apopka. Great neighborhood, great layout, huge yard, with one glaring issue. The property had a large oak tree that abutted the home, and during hurricane Ian, the tree fell over. Per the Orange County Lead Code Compliance Inspector, the root system lifted the footer/foundation, causing the cracking that exists currently. The property is currently accruing a daily fine, but the County has already told us, that once the property is brought into compliance, the fines will be negotiable. We are assuming they will end up being a couple of grand or so.
All of that being said, this house is priced extremely well, and any repairs/fines that are paid for/charged, have been built into the price of the property already. To rectify the foundation issue, the void that the tree roots caused will need to be injected with concrete, and documented by a licensed company. Ramjack, or someone like that, would be your best bet. We have included pictures from just after the hurricane, so you can see what caused it. The roof is in good shape and the electrical was upgraded in the last 5 years. So, outside of the foundation repairs, you will need full cosmetic updates.
You have a number of comps, some of which are nice, but not super rehabbed. To find recent, rehabbed comps, that are similar in age, we went to the neighborhood right next to this one. The are both very similar in style, feel, etc.
